Introduction
The Airbnb Listing Settings allows you to manage property listings directly from the Bookandlink Channel Manager platform. This feature enables you to synchronize room status, availability, and pricing with your Airbnb account. Additionally, after completing the settings, you can manage bookings in the Booking List.
This documentation will guide you through setting up General Settings, Availability Settings, and Rates Settings for properties connected to Airbnb and understanding how to manage reservations in the Booking List.
Available Features:
- General Settings: Manage synchronization and publication status.
- Availability Settings: Configure booking rules, including minimum/maximum stay and check-in restrictions.
- Rates Settings: Set nightly rates, long-stay discounts, and additional fees.
- Booking List Management: Track, filter, and manage reservations, including approval and rejection options.
Once these settings are configured, your Airbnb listing will be updated according to your preferences.
Accessing Airbnb Settings
Here’s how you can access Airbnb settings:
- Log in to Bookandlink SSO and click the Channel Manager card on the dashboard.
- Navigate to Channel Manager > Click Control Panel and Select Airbnb.
- Select the room to configure.
- Click the Rooms tab.
- Click the Settings button for the desired room.
- Click the Rooms tab.
You are now on the Airbnb Listing Settings page, where you can configure General Settings, Availability Settings, and Rates Settings.

Troubleshooting Accessing Airbnb Settings
If you are unable to access Airbnb settings, try the following troubleshooting steps:
The Channel Manager card is not visible on the dashboard?
- Ensure you are logged into the correct SSO Bookandlink account.
- Make sure you have access to the Channel Manager feature.
- Refresh the page and check again.
- Clear your browser cache and reload the page.
- Try accessing it using a different browser.
Clicking on the Channel Manager card does not open the page?
- Check your internet connection.
- Disable any browser extensions that may block the page.
- Try opening the link in an incognito window.
The Airbnb option is missing in the Control Panel?
- Ensure your account has the required permissions to access Airbnb settings.
- Refresh the page and try again.
- Contact support if the issue persists.
How to Set Up General Settings
This section allows you to manage synchronization and publication status.
- Sync Status
- Sync: Enable synchronization with Airbnb.
- Unsync: Disable synchronization with Airbnb.
- After making changes, click Submit to save the settings.
- Publish Status
- Published: The listing is available on Airbnb.
- Not Published: The listing is hidden on Airbnb.
- After making changes, click Submit to save the settings.
- Then, click the Close button at the bottom right or the "X" icon at the top right to close the Airbnb Listing Settings.

Unable to change Sync Status?
- Ensure you have the required permissions to modify the settings.
- Refresh the page and try again.
- Check your internet connection.

Changes in Sync Status are not saving?
- Click the Submit button after selecting the desired option.
- Refresh the page and check if the changes have been applied.
- Log out and log back in, then try again.
Unable to change Publish Status?
- Ensure you have the correct permissions to modify the listing.
- Click Submit after selecting Published or Not Published.
- Try clearing your browser cache and reloading the page.
The Close button or "X" icon is not responding?
- Refresh the page and try again.
- Check if any pop-ups or overlays are blocking interactions.
- Try accessing the settings from a different device or browser.
- If the issue persists, contact support for further assistance.
How to Set Up Availability Settings
This section controls booking rules, such as minimum and maximum stay duration and check-in restrictions.
- Click tab Availability Settings.
- Maximum Advance Booking: Set the maximum number of days a booking can be made in advance.
- Allow reservation requests above the specified max nights: The system allows users to request bookings that exceed the set maximum nights.
- Don't allow reservation requests above the specified max nights: The system restricts users from requesting bookings that exceed the set maximum nights.
- Minimum Advance Booking: Set the minimum time required before a booking can be made.
- Allow "Request To Book" Inquiries: The system permits booking requests even if the minimum advance booking time is not met.
- Disable "Request To Book" Inquiries: The system prevents booking requests if the minimum advance booking time is not met.
- Turnover Days: Set preparation time between check-out and check-in.
- Example: "Set 1 day if you need one day for cleaning before the next guest checks in."

- Length of Stay:
- Max Nights: Maximum number of nights that can be booked.
- Min Nights: Minimum number of nights required for booking.
- Check-in and Check-out Days: Define the allowed check-in and check-out days.
- Minimum Nights per Weekend: Set a minimum stay requirement for weekend bookings.
- Click Submit Availability Settings to save the changes.
- Then, click the Close button at the bottom right or the "X" icon at the top right to close the Airbnb Listing Settings.

Unable to change Maximum or Minimum Advance Booking settings?
- Ensure you have the required permissions to modify these settings.
- Refresh the page and try again.
- Check if any restrictions from Airbnb are preventing changes.
- Try using a different browser or an incognito window.
Changes in Turnover Days are not saving?
- Click the Submit Availability Settings button after making changes.
- Refresh the page and check if the changes have been applied.
- Log out and log back in, then try again.
Length of Stay settings are not updating?
- Ensure you set both Min Nights and Max Nights correctly.
- Verify that Check-in and Check-out Days are configured properly.
- Try clearing your browser cache and reloading the page.
Minimum Nights per Weekend setting is not applied?
- Make sure the value entered is within the acceptable range.
- Click Submit Availability Settings after making adjustments.
- If changes do not reflect, try editing in a different session.

How to Set Up Rates Settings
This section allows you to configure pricing details, discounts, and additional fees for a room.
- Click tab Rates Settings.
- Select the currency that will be used for pricing.
- Price Settings
- Default Daily Price: The standard price per night for weekdays.
- Default Weekend Price: The price per night for weekends.
- Length of Stay Discounts
- Monthly Stay Discount: A percentage discount applied to stays of at least one month.
- Weekly Stay Discount: A percentage discount applied to stays of at least one week.
- Standard Fees and Charges
- Price per Extra Guest: Additional charge applied for each guest exceeding the set limit.
- Guests Included: The number of guests covered by the standard price before extra charges apply.
- Security Deposit: A refundable amount required to cover potential damages.
- Cleaning Fee: A fee charged for cleaning services after check-out.
- Other Fees
- Resort Fee: Additional charges for resort facilities or amenities.
- Management Fee: Any applicable service or administrative fee.
- Community Fee: Charges for local community services or regulations.
- Linen Fee: Cost for linen services, if applicable.
- Click Submit Price Settings to save the changes.

Unable to change currency?
- Ensure you have the required permissions to modify the currency settings.
- Refresh the page and try again.
- If the currency is locked, check if Airbnb has specific restrictions.
Price settings are not saving?
- Make sure to click Submit Price Settings after making changes.
- Verify that the entered prices are within the allowed range.
- Try clearing your browser cache and reloading the page.
Discounts are not applying correctly?
- Ensure the Monthly Stay Discount and Weekly Stay Discount percentages are set properly.
- Refresh the page to check if the discounts have been updated.
- Try logging out and logging back in before applying the discount again.
Extra guest pricing is not being calculated?
- Confirm that the Guests Included value is set correctly.
- Verify that the Price per Extra Guest field is filled in properly.
- Refresh the page and test the pricing again.
Unable to add or update additional fees (Security Deposit, Cleaning Fee, etc.)?
- Ensure that all required fee fields have valid values.
- Check if any system restrictions prevent fee modifications.
- Try accessing the settings using a different browser or device.

Booking List Management
Once the Airbnb settings have been configured, reservations can be managed through the Booking List menu. Follow these steps:
- Go to the Booking List
- Navigate to Bookings > Booking List
- Navigate to Bookings > Booking List
- Use Filters
- Search for a booking using keywords in the search bar (e.g., "Airbnb").
- Filter by date, property, or booking type.
- Manage Bookings
- Click Action on a booking entry to access options:
- See Voucher
- Resend Voucher
- Credit Card
- Move Room
- Cancel
- If the Request to Book option in Availability Settings is enabled, additional options will appear:
- Reject: Decline the reservation.
- Approve (Achieve): Confirm and approve the reservation.

Unable to find a booking?
- Ensure the correct filters (date, property, or booking type) are applied.
- Try searching with different keywords (e.g., guest name or booking reference).
- Refresh the page and check if the booking appears.
Filters are not working?
- Clear all applied filters and set them again.
- Refresh the page and try using the filters again.
- Ensure you have selected the correct date range and property.
The "Action" button is unresponsive?
- Check if the booking status allows modifications.
- Refresh the page and try clicking the button again.
- Try accessing the booking list from a different browser or device.
Cannot approve or reject a booking request?
- Ensure the Request to Book option in Availability Settings is enabled.
- Verify that the booking is still pending approval.
- Try refreshing the page before making changes.
Unable to cancel or move a booking?
- Ensure you have the necessary permissions to modify bookings.
- If the booking is within the non-cancelable period, contact support for assistance.
- Try logging out and logging back in before making changes.

Switching Between Booking List Versions
Users can switch between the old and new Booking List versions using the toggle switch at the top of the page:
- Enable New Version: Activate the new Booking List interface.
- Disable New Version: Revert to the previous version.
This setting allows flexibility based on user preference.
